When Malcolm Berman was making a living cleaning homes in New York City, he came home every day with rashes on his hands -- the combined effect of chemical cleaners and wearing rubber gloves.
Berman felt so unhealthy after work that he started to think one of his clients was on to something. "She insisted that we only use products she had on hand, which were nontoxic," Berman recalled. "I felt fine after cleaning her home. Number one rated Chem-Dry located in Phoenix and Scottsdale Arizona. She became the inspiration for my business." That was 10 years ago. These days Berman's company, Green Clean, is a thriving business that caters to people who prefer their homes scoured by all-natural cleaners. And Berman's business is hardly unique. Perry Phillips, the executive director of the Association of Residential Cleaning Professionals, says the concept of green-cleaning is hot, particularly on the West and East coasts. He estimates that about half of all cleaning services on the West Coast feature cleaning with nontoxic products as a main business or as a premium service. On the East Coast, he says, the figure may be close to 40 percent. Meanwhile, eco-cleaning services have been cropping up in many major cities, including Atlanta, Chicago, Phoenix and Dallas. "It's definitely a trend in our industry," Phillips said. "More and more customers want their homes cleaned in a health-conscious way." Scrutinizing Labels Amid this rush to use environmentally friendly cleaners, some are advising buyers beware. Urvashi Rangan, an eco-product watchdog at the independent, nonprofit Consumer Policy Institute, points out that, unlike the organic food industry which has recently been partly regulated, so far the business of eco-cleaners is completely unregulated. "Phrases like biodegradable, nontoxic, hypoallergenic and fragrant free -- all of those things technically don't have to mean anything," she said. "Manufacturers can use these claims and don't have to meet any standard, and they don't have to be verified." Rangan adds that, unlike food companies, cleaning-product companies aren't required to list ingredients in their labeling. She advises that customers select natural cleaning products that voluntarily list all ingredients on their labels -- and choose eco-cleaning services that identify all their cleaning products as all-natural. Seventh Generation and Ecover are a couple of companies Sunrise Chem-Dry that voluntarily list all ingredients on their labels while others, including the brand Simple Green, simply offer a phone number that consumers can call for a complete ingredient list. "If any one thing can start to make these products more accountable it would be to have an ingredient list on the label," Rangan said. Learning exactly what's in a cleaner -- and exactly what cleaners a cleaning service uses -- is important since the "eco" label almost always comes at a premium. Green Premium Green-cleaning services generally cost about $5 to $10 more per hour, according to Phillips. That coincides with the higher price of commercial eco-cleaners. Despite the extra cost, the Nutrition Business Journal estimated the sale of eco-cleaning products jumped from $140 million in 2000 to $290 million in 2004. "It's not that it's never worth the extra money," Rangan said. "But in order for consumers to figure it out, you have to begin with an ingredient list." For some people, there is no question that using all-natural cleaners is worth a premium. One of Berman's customers, Constance Pond, a New York resident and mother of two sons, said at first she hired green cleaners because they were convenient and reliable. Since then, one of her sons has been diagnosed with autism, and now she says she can never revert to using a regular cleaning service. "It is extremely important to me to limit the chemicals in my house, because my son tends to be more sensitive to chemicals," she said. "It's not even a problem to be in the house when they're cleaning because there are no toxic fumes or anything like that." A Little Vinegar Goes a Long Way If people have the time, there are also inexpensive ways to "eco-clean" your own home. Rangan points out that combining basic household items, such as white vinegar, baking soda, olive oil, borax, water and lemon, can work just as well as any premium-priced product. "There's a little bit of science behind it so you're not just using lemon on everything," she said. "But making your own formulations is pretty easy." Below are a few natural cleaning tips from GreenerChoice.org, an independent, nonprofit group that collaborates with the Consumer Policy Institute. As the last step, add two tablespoons of vinegar (if you add the vinegar too early it will react with the baking soda.) Immediately apply, wipe and scrub. Toilet bowl: Pour one cup of borax into the toilet before going to bed. In the morning, scrub and flush. For an extra-strength cleaner, add 1/4 cup of vinegar to the borax. Furniture: Mix olive oil and vinegar in a one-to-one ratio and polish with a soft cloth. Windows: Put three tablespoons of vinegar per one quart water in a spray bottle. For extra-dirty windows, try 1/2 teaspoon of liquid soap, three tablespoons of vinegar, and two cups of water. Shake well.

Determine the finish Your floor's sealing will govern the most effective way to keep it clean and in good condition. Find a small section of the floor that is not easily visible, perhaps behind a door, so you can run some tests to determine the generic finishing. First, apply a few drops of rubbing alcohol. If the finish starts to soften and becomes sticky, you have a shellac finish. You can also try scratching the floor with a coin. If this causes the finish to flake, the floor is probably shellac or varnish. If the area crumbles instead when you scrape, you have a urethane or polyurethane finish. If you apply a small amount of paint remover to the floor and the finish bubbles, it is probably a urethane finish. In a new spot, apply two drops of water. If white spots appear within 10 minutes, your floor has a wax finish. You can also check for wax finishes by wiping a drop of mineral oil and seeing if the cloth has a yellowish-brown stain. Cleaning According carpet cleaning to the National Wood Flooring Association (NWFA), polyurethane-finished floors require regular cleaning using a dust mop, broom or vacuum. Do not wax a floor with surface finishing. Michael Martin, CEO of the NWFA, recommends sweeping or vacuuming wood floors at least once a week to remove dust and dirt from the surface. Standing water can cause damage and discoloration to the floors, he says, so you should avoid cleaning them with a wet-mop. "[Instead,] wipe up all spills immediately with a dry or slightly dampened towel," he says. For particularly grimy or dirty spots, use a hardwood floor cleaner that contains alcohol or vinegar, says Eric Hurst, president of Flooring.org -- a nationwide distributor of hardwood floors. "Avoid cleaners that contain oils," he says. "They will basically leave a greasy film over your entire floor that will show every single footstep and smudge, and you'll have a really difficult time getting your floors to look pretty again." Maintaining Prevent scratches by placing soft felt or protector pads under the legs of all furniture. This is especially important when you move heavy pieces of furniture across the floor. Use curtains, blinds or other window treatments to provide shade for your floors and prevent sun damage. Floor mats will catch dirt before it has a chance to make it to your floor, so place them at every entryway. Use rugs to protect places on which water may easily be splashed, like in front of the kitchen or bathroom sink. Make sure the mats and rugs are made for wood floors, as certain types may damage your floor. He said: 'Each Copp frittered away huge sums of money on luxury items and high living. 'Although all spent as much as they could on luxury items they had an aversion to paying any tax. 'They regarded the money as a bonanza and frittered it away as quickly as they could. 'At a time when Britain was made to tighten its belt while financial austerity was imposed, the Copps frittered away the better part of ?44 million. 'This tax money could have gone along way to easing true financial burden on the country.' Paul Anglin, a professor at the University of Guelph in Ontario Canada is also a real estate economist. Professor Anglin led a study in two counties in Ontario to study the effect of real estate ad phrasing on sales price and time on market. The results showed that some common words had a demonstrably positive effect on selling price, and shortening the time to sell. The surprise, to me, was that some commonly used words can get in the way and cost you money! What's the magic word? One of the words that can put more money in your pocket is "beautiful". The study showed that using the word beautiful scored an additional 5% in the resulting sales price. That works out to $15,000 on a $300,000 house. I don't know about you, but my house is beautiful! | NEW YORK NEW YORK Even with a good salary as a data scientist at a San Francisco technology firm, Yang Guo, 30, knew he couldn't afford a home in the Bay Area, among the priciest U.S. markets. He still wanted to own property in addition to stocks, however, and soon found a way to buy cheap rental houses in faraway cities - and to outsource the associated hassles to HomeUnion, a three-year-old startup in Irvine, California. The firm is among a small crop of new companies, including competitors Investability and Roofstock, that offer ways to buy, renovate and manage properties in markets that command relatively strong rents compared to their low home prices. The risks remain the same as any landlord faces, from vacancies to broken appliances to the potential for a rent- or home-price downturn. And using such services places a lot of faith in young companies with short track records. But the firms, launched after the housing crisis, say they can take much of the worry and work out of owning out-of-state rentals, for fees that typically run from 7 percent to 10 percent for property management and 3 percent for acquisition. Their clients usually buy one or two homes to supplement their incomes and investment portfolios. The companies are pulling in money from clients in costly coastal markets that is boosting demand and home prices in the lower-cost cities they target. "In the last 12 months, I've seen more cash buyers from California than I've ever seen in my career, and I've been doing this for 25 years," said Anne Callahan, a real estate agent in Cleveland, Ohio, where the average rent for a single-family home is up 4.2 percent over the last year, according to Zillow Research. Earlier this year, Guo bought and fixed up a small home in the suburbs of Birmingham, Alabama that he found through HomeUnion. He purchased another home in the suburbs of Columbia, South Carolina - spending about $60,000 on the pair. Now, from his apartment in San Francisco's trendy South of Market neighborhood, Guo collects monthly checks from tenants he has never met in properties that he has never seen, all located more than 2,000 miles away. "There's too much risk with buying property in the Bay Area," Guo said. "As long as the cash flow is coming and hitting my bank account, I basically don't care about seeing them in person." Buyers like Guo are attracted to less glamorous regions where home prices and rents have risen at modest rates in the housing recovery. They're eyeing steady income rather than rapid home-price appreciation. In suburban Atlanta, the average landlord of a single-family home reaps a 25.8 percent gross annual yield, a measure of annual rent divided by median sales price, not including other potential costs, according to real estate data firm RealtyTrac. That compares with just a 3.4 percent yield in the San Francisco Bay Area, where the median home price was $675,000 in August, according to data provider CoreLogic. "It's all people from the coasts coming to us and saying, 'We want to find a way to buy properties out of state,'" said Don Ganguly, the chief executive of HomeUnion. LEARNING TO BE A LANDLORD Most homes purchased through the firms go for between $50,000 and $150,000, the companies said, or about typical for first-time home buyers in the same markets. "You see these people coming from California and what I like to call 'yuppie-ing up a place,' but they don't realize it's not in the best area because they didn't do their homework," said Tony Kazanas, a real estate agent in Cleveland. Guo, the San Francisco investor, had no experience as a landlord and is already realizing that it is not as simple as he imagined. "Self-directed IRAs are becoming a more critical piece of property sales as an investment," said Dennis Cisterna, chief revenue officer at Investability. Major asset management firms like Charles Schwab and TD Ameritrade do not allow account holders to buy property directly using their IRAs. Excerpts from the sit-down, which aired Friday, were featured in a story on the station's website. "We own our courses free and clear," Eric said, insisting that the report was "categorically untrue" and "complete garbage." "We have zero ties to Russian investors," he added.
